The Villa
Your Home on
the Adriatic
We designed Villa Giovanni to feel like a home, not a hotel. The ground floor opens up into one big living space — kitchen, dining, living room — that flows straight out to the terrace and pool. In the mornings, you make coffee and walk outside barefoot. That's the kind of place this is.
Upstairs, the bedrooms have their own bathrooms and views that go on forever. The whole property is fenced, so the kids can run free while you actually relax for once.

We're the kind of people who believe the best holiday meals happen at home. The kitchen is fully loaded — dishwasher, oven, coffee machine, everything — because we actually want you to use it.
Buy fresh fish at the morning market in Zadar, grill it on the outdoor BBQ, and eat on the terrace while the sun goes down. The dining table seats everyone comfortably, and the open layout means whoever's cooking is never stuck alone in a corner.

Is the pool heated?
Yes. The private pool measures 32 m² and is heated. The terrace and sun loungers look out towards the Adriatic.
Is the villa suitable for children?
The property is fenced and has a playground, trampoline, baby cot and high chair. Children should always be supervised around the pool and sea.
Can we bring a pet?
One pet is welcome at €10 per day. Mention your pet when you send your booking inquiry.
Where should we buy groceries?
We recommend Tommy in Ražanac for everyday shopping and INTERSPAR at Bleiburških žrtava 18 in Zadar for a larger shop. Our local guide also includes butchers, bakeries and restaurants.
How do we arrange our stay?
Send your preferred dates and number of guests by WhatsApp or email. We will confirm availability and the details with you directly. Check-in is after 16:00 and check-out is before 10:00. A €500 cash security deposit is payable at check-in and refunded at check-out.
