Villa Giovanni isn't just a property — it's a place we poured ourselves into. Every tile was chosen by hand, every view was considered. We built it in 2025 on a generous 1,134 m² plot, fully fenced, with 250 m² of living space that feels open, bright, and effortlessly connected to the outdoors.
The ground floor is one continuous space — kitchen, dining, living — all flowing out to the terrace, pool, and summer kitchen with BBQ. Upstairs, three bedrooms offer privacy, en-suite bathrooms, and sea views that make you stop mid-sentence.

The kitchen is fully loaded — dishwasher, oven, coffee machine, everything. Buy fresh fish at the Zadar morning market, grill it on the outdoor BBQ, and eat on the terrace while the sun goes down.
The dining table seats everyone comfortably, and the open layout means whoever's cooking is never stuck alone in a corner. That was important to us.
